An eviction cleanout is a deadline job wearing a junk removal costume. The unit has to be empty, photographed and re-rentable, usually inside a window somebody else set. A stripped apartment is one load. A furnished single-family home with a garage and a patio behind it is several, and that is what the number turns on. Most units clear in one day.

What you actually need from a hauler on this job: show up on the date, empty it completely, take photos, do not leave a code violation at the curb, and give a number that does not move after the walk-through. That is the whole spec.

We work the day you are cleared, not before

In Florida a residential eviction ends with the sheriff executing a writ of possession, and the tenant is given a short notice window before that happens. Property left behind afterward has its own separate process, generally a written notice and a waiting period before the owner may dispose of it, unless your lease and the judgment already resolved it.

We build documentation into the job rather than treating it as a favour. Before the first item moves, during the load, and after the sweep-out. Room by room, timestamped, sent to you the same day.

  • Before. Every room as we found it, plus the garage, the patio and any storage locker.
  • During. What came out, so the volume on the invoice is visible rather than asserted.
  • After. Empty rooms, swept floors, and anything we found that you should know about. A hole in the drywall, a missing appliance, water damage behind a bed.

Do not just put it at the curb

The instinct on a turnover is to stack it on the swale and let the city take it. In most of this market that creates a second problem. Fort Lauderdale collects bulk once a month with a ten-cubic-yard cap and can cite for material placed more than 24 hours early. Oakland Park is also monthly, and in months with five Mondays it skips a week. Margate caps a pile at three cubic yards. Boca Raton allows two, and anything past that becomes a paid pickup. Coral Springs tags and leaves an over-limit pile, and then it becomes a code matter.

    Down the stairs, through the side gate, out from behind the screen cage. Nothing has to be at the curb first and nothing has to come apart first. You point at it.

  4. You pay once it is in the truck

    Cash, card or digital. Not a deposit, not up front, and the quote you approved is the quote you pay.

Who pays for an eviction cleanout, the landlord or the tenant?

The property owner or manager pays us. We bill whoever hired us, and payment is due once the unit is empty. Whether any of that is recoverable from the former tenant is between you, your lease and your attorney. The work itself is quoted free on site, in writing, and that number does not move after the walk-through.

How fast can you clear a rental after a lockout?

Most apartments and condos clear in a single day, and a furnished single-family home is usually one long day or two. Same-day and next-day pickups are usually available. Can you come before the writ is executed?

No. We clear the unit on the date you are legally cleared to take possession, with the owner, manager or agent on site. Florida has a separate process for a tenant’s property left behind, and getting the timing wrong turns a routine cleanout into a claim. Confirm the date with your eviction attorney or the clerk, then give it to us.
