You are renting a container, or you are buying labor
That is the entire difference. A dumpster buys you a steel box, a delivery, a pull and a tonnage allowance. Everything between the item and the box is yours: the stairs, the gate, the second floor, the 300-pound treadmill, the four hours in the sun. A hauler buys the same disposal plus the four hours in the sun.
Renting the box means you are the crew. Free gym membership, no spotter, and the clock is running on the rental either way.

The permit question nobody asks until the box is there
A roll-off on your own driveway is usually a private matter. A roll-off set on a public street, a swale or a sidewalk is a right-of-way occupation, and in unincorporated Broward that means a permit from the county’s Highway Construction and Engineering Division. Most cities run their own version. Ask the rental company two questions in writing before you book: who pulls the permit, and what happens if the box has to sit in the street because the driveway will not take it.
The HOA and gated-community problem
This is where the comparison actually gets decided in most of the service area.
- Gated subdivisions in Coconut Creek like Winston Park, Regency Lakes, Banyan Trails and Cocobay need advance notice at the guard house for a commercial truck, and many prohibit staging anything at the curb. A container that sits for a week generates letters.
- Parkland communities are all guard-gated with vendor insurance on file, and many restrict commercial vehicles to weekday daytime hours.
- Coral Springs enforces property-appearance codes hard. A box in the driveway for eight days in a city that tags an over-limit bulk pile is a conversation you do not want.
- Century Village East in Deerfield Beach requires board approval for a construction dumpster and requires construction debris to leave Village property entirely.
A crew with a certificate of insurance can work inside almost all of those rules on a booked morning. A steel box parked for a week usually cannot.
Your driveway, and whether it survives
A loaded roll-off is a concentrated point load on four rails. On pavers, on a sealed coating, or over an older driveway with hairline cracking, that is a real risk, and plywood under the rails is standard practice. Ask in writing who is responsible if the pavers crack. The answer is usually in a clause you already signed.
Then there is geometry. A lot of the housing here has no room for a box in the first place. The 1950s and 60s ranch stock in Cresthaven, Kendall Green and Old Pompano has carports and single-car driveways, and the waterfront lots in The Cove and Lighthouse Point are narrow with a seawall on one side. A 20-yard container takes the driveway, the turnaround and the place you park.
Condos and townhouses: no driveway, no container, no argument
A very large share of housing in Broward and southern Palm Beach is condo and townhouse stock with no legal place to set a container. Wynmoor, Kings Point, Century Village East, Palm Aire, Sunrise Lakes, the Galt Mile towers. Those buildings run on association rules instead: a certificate of insurance naming the association, a reserved freight elevator, floor and wall protection, a loading-dock window, and often no weekend moves. A bigger dumpster does not solve a scheduling problem, which is why unit clearouts there are hauler jobs by default.
The two things neither quote includes
Every roll-off comparison assumes you will donate two days of your own labor and a friend whose back still works. Put your own Saturday in the column and run it again. Then add the tonnage overage. Drywall, tile, concrete and roofing hit the weight cap long before the box looks full, and that line gets settled after the box has already left.
On the hauling side the equivalent honesty is this: a hauler is the wrong call for a renovation that produces debris continuously for three weeks. Nobody wants to pay for six separate visits, and we will say so.
A rule you can actually use
- Under about half a truck, or anything with a carry, stairs, disassembly or a deadline. A hauler wins, and it wins on effort by a distance.
- Over a full truck of one continuously generated material, with free labor and time to spare. Rent the box.
- A small, ordinary load already sitting at the curb. Neither. Your city takes that free on bulk day, inside its cubic-yard cap. Every cap is in bulk trash pickup limits in Broward County.
A one-day cleanout billed as a rental is a container sitting idle for six of its seven days.
The honest version
If you are gutting a kitchen over three weekends with two friends and a demo bar, rent the box. That is the right answer and we will say so on the phone.
