Condo Junk Removal in South Florida

By Gym Junksters · October 7, 2026

Condo junk removal in South Florida comes with a few extra steps. You can't just drag a couch to the curb from the 9th floor. Buildings have rules about elevators, insurance and when work can happen. Get those sorted first and the job itself goes smooth.

Check your building's rules first

Every condo and HOA is a little different. Call or email your property manager or front desk and ask:

  • Do we need to reserve the service elevator?
  • Does the building need a certificate of insurance (COI) from the hauler?
  • Are there set hours for moves and deliveries?
  • Where can the truck and trailer park while we load?

Write the answers down and send them to us when you book. That way nobody gets turned away at the lobby.

Reserve the service elevator

Most high-rise buildings want big items to go in the service elevator, not the passenger one. Many ask you to book it ahead of time. Some put pads on the walls. Reserve a block of time for your job and let us know the window. If your building only has one elevator, ask the front desk when it's least busy.

Get the building a COI

A lot of condo boards and HOAs won't let a company work on site without a certificate of insurance. That's normal, and it's easy. Gym Junksters LLC is licensed and insured. Just give us the building's name and the email for the manager or board, and we'll send the COI over. Do this when you book, not the morning of, so it's on file before we show up.

No elevator? Plan for stairs

Plenty of older condos in Broward and Palm Beach Counties are two- or three-story walk-ups with no elevator. We still do those all the time. Just know that carrying a dresser down three flights takes more labor than rolling it onto an elevator. Stairs, long carries from the unit to the parking lot and tight hallways can change the price. Every couch on a stairwell is basically a really awkward farmer's carry.

Gated communities

If your community has a gate, you've got two options:

  • Add Gym Junksters to the gate list for the day of the job.
  • Or we call you from the gate and you let us in.

Either works. Just make sure your phone is on.

What condo junk removal costs

We price by how much of our 6 x 12 ft dump trailer your stuff fills. A minimum load runs $105–$125, and a 1/4 load runs $250–$300. A full load runs $600–$650, subject to weight and material. That covers labor, loading, the haul, dump fees and the sweep-up. Our post on junk removal cost breaks down every load size.

You get a free written quote on site before we touch anything, and you pay after it's loaded. Heavy pieces like armoires and solid wood entertainment centers are priced on their own.

Common condo jobs we see

  • Old couches, beds and dressers after a remodel. That's our furniture removal.
  • Old fridges, washers and dryers. A fridge doesn't have to be empty, but stuff left inside may change the price.
  • Full unit cleanouts before a sale, or after a loved one passes. See our estate cleanout page.
  • Balcony furniture that's seen too many summers.

Good furniture and clothes get donated when we can. Metal, electronics and mattresses get recycled when possible.

Planning a condo cleanout? Text a photo of the stuff to (954) 774-0277, plus your building's elevator and COI rules. We'll send a ballpark and get the COI to your manager.
